  • Wasimi Villas is a luxury eco-development at the end of Lake Muhazi, just 50 minutes from Kigali. It offers exclusive villas under a 49-year leasehold agreement, with an option to renew or buy out at the end of the term.

Villas & Ownership

    • 1-Bedroom Villa (130 sqm) – $180,000 (unfurnished) | $200,000 (furnished)

    • 2-Bedroom Villa (185 sqm) – $260,000 (unfurnished) | $285,000 (furnished)

  • Wasimi Villas spans over 14,469 sqm (1.4 hectares). Approximately 5,400 sqm is reserved as protected green space for vegetation along the lakefront (Zone P1), which will also include a sustainable farm-to-table garden and serene, garden-like pockets thoughtfully interwoven across the site for reading, writing, or meditation.

    The remaining 9,000+ sqm (Zone P2) is dedicated to villa development. With plans for just 10 villas, each home will be allotted between 400 sqm and 600 sqm, significantly more than the minimum 300 sqm residential plot size required in Rwanda. This ensures ample space, privacy, and thoughtful spacing throughout the estate.

  • Yes! Wasimi Villas offers flexible payment plan options to make investing more accessible. Buyers can secure a villa with a non-refundable $4,500 reservation fee, followed by installment payments aligned with the construction timeline.

    How does the process work?
    Once the reservation fee is paid, you’ll have 14 days to review the contracts and complete your due diligence. If you choose to move forward, the $4,500 will be applied toward your first installment.

    The full payment is broken into multiple phases to match the construction schedule, providing both transparency and flexibility throughout the build process.

Construction & Management

  • We are working with Rammteck, a South African firm specializing in rammed earth construction, alongside local Rwandan engineers to ensure compliance with regulations and terrain conditions.

  • Once payments begin, villas are estimated to be completed within 12-18 months, depending on conditions.

  • Yes! Our team offers 24-hour security and maintenance, which is included in an annual ownership fee.
